PRESERVATION VENDOR AND GENERAL CONTRACTOR QUESTIONNAIRE

The following minimum requirements and qualifications outlined below must be met:

The questionnaire must be submitted by the owner and include complete responses to the questions requested below or it will not be considered.

PRESERVATION VENDORS:

  • Must have a miminum of one year preservation experience.

  • Experience and ability to complete Lockouts/Scheduled Rekeys/Evictions.

  • Have a clear understanding of HUD guidelines and Conveyance requirements.

  • Experience and equipped to complete Winterizations – Both Wet and Dry Heat.

  • Equipped to call from site.

  • Ability to complete work and pull necessary permits based on municipality requirements.

  • General Liability Insurance $1,000,000 Minimum and $2,000,000 Aggregate

  • Errors and Omissions Insurance $1,000,000 Minimum

  • Workers Compensation based on state law

  • Aspen Grove Background Check – Must be current.

  • A copy of any license your company holds that could have an impact on scopes sent to you (General Contracting, Home Repair, etc.)

GENERAL CONTRACTING / RENOVATION VENDORS:

The project scope includes, but is not limited to the following:
 

  • Inspecting REO / SFR Properties to determine any deficiencies that require repairs and/or capital improvements. 

  • Proving a detailed list of deficiencies on both the interior and exterior of the property.

  • Determining if the deficiency can be repaired or if it needs to be replaced.

  • Proving a scope of work to repair or replace deficiencies that include the unit price for materials and labor expense.

  • Performing the repairs and/or capital improvements to building code and industry standards.

    General Contractors must meet ALL the following minimum requirements for consideration of this request:
     

  • A mimium of 3 years general contracting experience in performing repairs and capital improvements on residential properties.

  • Valid license(s) (as required by federal, state or local laws) for each state covered and must be in the name of the company, owner of the company or a W-2 employee.

  • General Liability Insurance ($2,000,000 minimum)

  • Workers Compensation Insurance ($500,000 minimum)

  • Financially stable and able to carry repair costs for 30 days before reimbursement.
