PRESERVATION VENDOR AND GENERAL CONTRACTOR QUESTIONNAIRE

Black Dome Services is seeking Preservation vendors to aid in the securing and maintaining of properties along with General Contractors to perform repairs and capital improvements. The following minimum requirements and qualifications outlined below must be met:

OVERVIEW OF BLACK DOME'S EXPECTATIONS:

Timely and Consistent Communication

  1. Confirmation on work requests received.

  2. Updates when work is in progress, completed or delayed.

  3. Collaboration on the work being bid.

  4. Respond to our inquiries in a timely manner.

  5. Perform work as requested on each order.

  6. Submission and completion by due date with documented approval if an extension is needed. *(90% Turn time adherence is required to remain in compliance.)*

Property Management

  1. Changes in the condition of the home are reported timely.

  2. The Contractor is aware of local laws and regulations regarding testing and permit requirements prior to initiating work.

  3. Ensure timely completion of tasks.

  4. Call from site when requested.

  5. Call from site if any abandoned animals are present (inside and outside).

Performance Expectations

  1. Provide quality services.

  2. Familiarity and understanding of minimum work requirements/scope of work. 

  3. Adhere to bid line-item standards ensuring that all bids are broken down to justify costs (Materials, Labor Equipment, Location, Quantity, Debris, etc.) - May include screenshots of material costs if above industry standard.

  4. Resolve any identified issues in a timely manner.
